Development of residential services brokerake: Strategy for initiating and developing a business

Living and the time spent at home have undergone significant changes in Finland in recent years. The average age of the population has increased, the average household size has decreased, and urbanization has concentrated the population in cities. At the same time, the amount of time spent at home has increased due to technological development and the Covid-19 pandemic.

Buying resident services to ease everyday life has not traditionally been a part of Finnish culture, which values self-service. However, a recent development towards more positive attitudes towards services and the consumption of them can be seen.

This study examines the intermediation of resident services as a business using a constructive research approach. The aim of the study is to build a model for the intermediation of services that could potentially operate in connection with a property management business, a field which is more traditional but fast evolving. The model is tested through interviews and written sources. The goal is to develop a business concept that an entrepreneur can use to establish their business.

The greatest challenge in the business of intermediating resident services is the strain on profitability due to labor-intensive operations. As a result of the research, two different business models with distinct strategies are presented, enabling a business to operate in the intermediation of resident services. The first model is based on a high volume of services and automation, and it is not suitable to be operated in connection with property management. The second model is based on synergy with property management, providing more personalized and smaller-scale services.
