Most of the Finnish rental housing companies have been established in the 60's and 70's. At that time, there was a clear illustration of the need for the housing, the location, size and the level of equipment. The targeted forms of the housing financing were considered to be successful and effective. The changes in the operating environment are much faster today than the creation of the investigated company's time, more than forty years ago. The rental housing company must be able to prepare for unexpected changes and try to identify the variable elements. This thesis aims to find out what alternative views of the future there are. This thesis is based on the future of research literature theory and its basic premises. The empirical part of the test is based on the rental of the apartment complex historical present and documents the decisions made for the future. Tenement company's environment is filled with recognizable features, networks and structural gaps. The environment must be able to pick up the things on the basis of whom different scenario and forecasting methods to be compiled. Foresight is not a prediction. Scenario and use forecasting techniques is an open process that includes research issues based on the exam, the process progresses. Rental housing company must be able to take advantage of these methods as part of its planning strategy so that it stacks up in the future in a changing operating environment.
