Opinnäytetyömme tavoitteena on luoda selkeä kuva ensiasunnon ostamisesta ja siihen liittyvistä huomioon otettavista asioista. Opinnäytetyömme koostuu kahdesta asiakokonaisuudesta: Ensiasunnon ostamisesta ja asunnon myymisestä. Pääpaino työllämme on ostamisessa ja ostaminen onkin käsitelty työssämme huomattavasti laajemmin kuin myyminen.

Aluksi käymme työssämme lävitse erilaisia asioita, joita tulee ottaa huomioon ennen ensiasunnon hankintaa. Sen jälkeen käsittelemme asunnon hankinnan rahoitusta, ensiasunnon hankintaan liittyviä kuluja ja helpotuksia sekä kaupantekoa. Käsittelemme erikseen kiinteistön sekä asunto-osakkeen kauppaan liittyviä asioita. Opinnäytetyön lopuksi käsittelemme asunnon myymistä lyhyesti.

Opinnäytetyössä käytetyt lähteet koostuvat asunnon ostamiseen ja myymiseen liittyvästä kirjallisuudesta, verkkolähteistä ja laeista.

Tästä opinnäytetyöstä hyötyvät ensiasunnon ostoa harkitsevat henkilöt, sillä olemme koonneet työhömme asiat, jotka liittyvät ensiasunnon ostoon.

The aim of the thesis is to create a complete and clear picture of purchasing the first home and related issues. There are two basic components in the thesis: purchasing the first home and selling an apartment. The main focus in the thesis is on purchasing the first home and that is why this is treated more widely than selling.

At first in the thesis we studied different kinds of issues which should be considered before purchasing the first home. Next we explained the possibilities for financing the first home, the expenses and the tax reliefs related when purchasing the first home and the details of the trade itself. We explained separately the main issues related to the sale of real estate and an apartment. At the end of the thesis we shortly explained the methods of selling an apartment.

The sources used in the thesis consist of literature, network sources and laws related to the subject; to purchase and to sell an apartment.

The thesis will benefit and assist persons who are considering purchasing the first home. The thesis covers important information related to the purchase of a first home.
