In this thesis I made a semi-detached house’s project plan for JKS Rakentajat Oy. The project plan was made based on a need report and room program. The starting point for the project plan was a need of the company to employ himself. The space requirements of the apartment were designed for first-time home buyer.

Based on the need report a state list was drawn up. With the help of the state list a real space requirement was found out 82,2m². A bottom picture was drawn from the building, which was used as help in the project planning.

With help of the project plan it was possible to calculate a cost estimate to the target. With the help of the cost estimate The constructor was able to make the decision on the profitability of the project.
